The list does not say everything the house knows. Some addresses are handled discreetly, off catalogue.

- Buying on the RivieraAmerican buyers on the French Riviera: what no one tells you before you signNo title insurance, no escrow, no buyer's agent: buying property in the South of France looks nothing like an American purchase. And your passport adds three obligations no other foreign buyer carries.
- PracticalNotaire fees in Nice: how much, who pays, and why the Alpes-Maritimes cost lessAbout 7.2 % of the price for an older property, of which less than 15 % goes to the notaire. The figures worked through on a 475,000 € apartment, and a point nobody makes: the Alpes-Maritimes did not vote the transfer duty increase.
- InternationalTurkish owners in Nice: visas, stays, and life on the groundBuying is the easy part. What takes method, as a Turkish national, is coming home: a Schengen visa remains compulsory, the ninety-day rule applies, and owning a flat exempts you from nothing.
- Riviera property marketBuying seafront property in Nice: the Promenade des Anglais guidePrices, neighbourhoods, value criteria and pitfalls to avoid when buying a seafront flat on the Promenade des Anglais, by a family who has lived there since 1999.
- InternationalWhy is Beaulieu-sur-Mer nicknamed 'Little Africa'?Backed against its cliffs, Beaulieu-sur-Mer shelters a microclimate that built its winter reputation during the Belle Époque. Portrait of a town that can be walked end to end, from the Villa Kérylos to the marina.
- InternationalSaint-Jean-Cap-Ferrat: what lies behind the pines on the peninsula?Between the Villefranche roadstead and the Beaulieu bay, the Cap Ferrat peninsula extends into the sea beneath its pines. Portrait of a fishing village that has become, quietly, one of the most sought-after addresses on the Cote d'Azur.
- Architecture & HeritageMascarons, caryatids, continuous balconies: how to read the ornamentation of a Belle Époque façade in Nice?Sculpted faces, consoles, cornices, ironwork: the ornamentation of Nice's 1900s buildings follows a precise grammar. A short lexicon for looking up and reading the city differently.
- The art of livingThe hills and gardens of Nice: where does the city breathe? From the colline du Château to the olive trees of Cimiez, a walk through the green heights of Nice, where a dense city catches its breath.
- InternationalWhat does Villefranche-sur-Mer tell us, between its roadstead and its village?A few minutes from Nice, Villefranche-sur-Mer can be taken in at a single glance: a roadstead among the deepest in the Méditerranée, a village with coloured façades, a covered medieval street and a chapel decorated by Cocteau. Portrait of a neighbour we think we know.
- Riviera property marketA pied-à-terre in Nice: which area for which use?Sea view, quiet, walkable or letting between stays: six Nice areas compared by use, with median prices for the first half of 2026.
- The art of livingCours Saleya and Nice markets: where to go, when, what to taste? The Cours Saleya, in the Old Town of Nice, holds a market each morning a few steps from the sea, flowers, Provençal produce, antiques on Mondays. A view of the Nice markets from 107 Promenade des Anglais.
- InternationalWhere to live on the Cote d'Azur when working in Monaco?Nice, Cap-d'Ail, Beausoleil, Roquebrune-Cap-Martin, Menton: the coastline between Nice and the Italian border houses a large proportion of those who work in Monaco. Reference points for choosing one's commune, between the three Corniches, the coastal line and the perched villages.
- InternationalMenton and Roquebrune-Cap-Martin: what to know about the Eastern Riviera?Last town before Italy, acclimatisation gardens, mediaeval village and modern architecture: a portrait of the two communes that close the Côte d'Azur to the east, a few minutes from Monaco.
- PracticalThe compromis de vente: what happens after the agreement between seller and buyer?Once the compromis is signed, everything begins: ten days' cooling-off for the buyer, conditions precedent, file assembled by the notaire, then acte authentique. The process, step by step.
- Architecture & HeritageWhat is the étage noble, and why does it hold its value?High ceilings, a continuous balcony, light: the principal floor of Belle Époque buildings has lost none of its logic. Definition, history and how to read a façade, from the Carré d'Or to the Promenade des Anglais.
- InternationalWhat lies between Nice and Monaco? Villefranche, Beaulieu, Èze and Cap FerratFrom the roadstead of Villefranche to the gardens of Cap Ferrat, four communes compose the Corniches coast, a few minutes from Nice. Bearings in geography, history and practice for those considering settling there.
- Riviera property marketHow much per square metre in Nice in 2026? Prices, neighbourhood by neighbourhoodFrom €6,270/m² in Gairaut to €9,350/m² at Mont-Boron: median sale prices recorded in the first half of 2026, what explains them, and what the resale market says. Each figure is dated and sourced.
- The art of livingWhere to live in Nice according to your project?Pied-à-terre facing the sea, family relocation, retirement, rental investment: Nice is not chosen on a price map but on use. Garen Ajderhanyan reviews the city, district by district, project by project.
- The art of livingSea view, front de mer, second line: what really changes in NiceIn Nice, 'sea view' covers very different realities. Direct front de mer, side view, second line, top floor: what each configuration gives, and what it asks in return.
- Architecture & HeritageBelle Époque, Art Deco, modern: how to recognise the architectural styles of the Promenade des Anglais?1900 rotunda, 1930 ironwork or 1960 loggia: a guide to reading the façades of the Promenade des Anglais, for the curious walker as much as for the buyer.
- InternationalBuying in Nice when you are not resident: the process, not the clichésNo nationality requirement, a clearly marked path, offer, preliminary contract, notaire, and three subjects to prepare seriously: financing, the movement of funds and taxation. The process of a purchase in Nice for a non-resident buyer, without the clichés.
- Architecture & HeritageThe 12 emblematic Belle Époque residences of the PromenadeTwelve addresses between the port and the airport, surveyed one by one: the façades that still stand, and those that have been allowed to disappear.
- Riviera property marketCap d'Antibes vs Cap Ferrat: two markets compared. Two headlands that do not operate in the same market. Price per square metre, seasonality, taxation: the comparison, figures included.
- InternationalTurkish buyers on the Côte d'Azur: what to prepare before purchasingA Turkish citizen purchases in France without nationality conditions. The process is clearly defined, but three matters must be prepared from Turkey: the transfer of funds, taxation and residence, which does not follow from the purchase. My observations, from the Promenade des Anglais.
- InternationalBritish buyer: what you need to know to purchase on the Promenade des AnglaisIt was the English who laid out the Promenade in the nineteenth century. Two centuries later, a British purchaser still buys freely in Nice. Brexit has changed nothing regarding ownership, but it has changed the duration of stays. The position, from 107.
- InternationalWhy do Italians buy on the Côte d'Azur, a border away from home?Nice was Italian until 1860, and one still feels it, in the old town as at table. For a buyer from Milan or Turin, the Riviera is within reach of a weekend. A citizen of the Union, he buys without the slightest restriction. Our bearings, from 107.
- InternationalBuyer from the Gulf: how to purchase on the Côte d'Azur, with discretion and within the rules?A buyer from the Gulf purchases in France without nationality conditions, like any foreigner. Two matters deserve attention: the holding structure, often an SCI, and discretion, which lies in the manner of service, not in opacity. Our bearings, from 107 Promenade des Anglais.
Frequently asked questions
- What properties do you sell in Nice and on the French Riviera?
- Apartments and villas, mainly on the seafront: Promenade des Anglais, Carré d'Or, Mont Boron, the Port, and across the Riviera from Cap d'Antibes to Menton. Around thirty properties for sale at any time, from one-bedroom flats to full-floor penthouses.
- What is the price per square metre in Nice?
- The Nice median stands at 5,610 € per m² in the first half of 2026, the Promenade des Anglais at 7,920 € and Mont Boron at 9,350 € (Maison Masséna study). A sea view adds around 14 % on comparable properties, and condition weighs more still.
- Can I buy from abroad without travelling to France?
- Yes. No nationality is restricted from buying in France, and a power of attorney before a notaire or a consulate allows you to sign remotely. It is standard practice for our American, British and Turkish buyers. We still advise seeing the property at least once.
- How long does buying property in France take?
- Two to three months between the compromis de vente and the final deed. That time lets the notaire clear pre-emption rights and gather the documents. A ten-day cooling-off period follows the signing of the compromis.
- Are all your properties published on the site?
- No. Some addresses are handled confidentially at the seller's request and appear nowhere. If the collection does not hold what you are looking for, describe it to us: we look, and we answer in person.
